Gas Certificates
A fully qualified and gas-safe registered engineer with longstanding experience in annual safety certification for gas appliances.
Annual checks can prevent tragic accidents such as carbon monoxide poisoning or accidental fires in your homes or rented properties.
Landlord legal requirement
A gas safety certificate is an annual legal requirement for landlords as part of the Gas Safety (Installation and Use) Regulations 1998.
All tenants should receive a copy of a Gas Safe Certificate for all appliances owned by the landlord prior to moving in and thereafter within 28 days of each annual check. Landlords must keep each record for 2 years minimum.
Home-owners
Annual Gas Safety certificates are not a legal requirement for home-owners. However annual checks can prevent tragic accidents. A Gas safety inspection will only ‘pass’ or ‘fail’ an appliance. An annual service will ensure that your appliances are in good working condition. I recommend always booking an annual service together with annual gas safety certification.
Gas Safety Certificate:
A Gas Safety Certificate (previously known as CP12), will have the following information:
- Gas-safe-engineer details, signature and date of the check
- Details of the owner or landlord of the property
- A description of each appliance tested
- Results of the safety checks carried out on each appliance
- Any safety issues identified during the checks
- Any action or work needed to ensure safety
